Terms of service
Effective October 3, 2026
These terms are the agreement between you and Beegma Limited Liability Company (“ChargeRecoveries”, “we”) for your use of chargerecoveries.com and the service behind it. By creating an account you accept them, together with the privacy policy and the billing and refund terms, which are part of this agreement.
1.What the service is
ChargeRecoveries reconciles common area maintenance and other operating expenses for commercial property. You enter a building, its cost pools, its leases and the clauses those leases carry; you import the year’s expense ledger; the service calculates each tenant’s share according to the rules you entered and produces a statement per tenant, with the supporting detail, and a recovery report for the landlord.
It is a calculator that shows its work. It is not accounting software, it does not hold or move money, and it is not a system of record for your leases or your books. The engine’s rules follow United States and Canadian commercial practice; it is not offered for other jurisdictions.
2.What the service is not — no professional advice
ChargeRecoveries applies the rules you give it. It does not interpret your leases, and nothing it produces is legal, accounting, tax or financial advice. How a clause should be read — whether a cap is cumulative, which costs a base year covers, what an administrative fee’s base excludes — is your judgment or your adviser’s, and you enter it. The check the engine performs before a year can be frozen proves that the arithmetic is consistent with the rules entered; it cannot prove that the rules entered are the right reading of a lease.
You are responsible for reviewing every statement before it is sent to a tenant, and for what it says. A statement sent from the service goes out under your name and your letterhead, as your document.
3.Your account
You must be at least 18 and using the service for a business. One account is one organization; you are responsible for everything done under it and for keeping the password to yourself. Tell us at once at [email protected] if you believe it has been used without your permission.
This is not a consumer product and it is not directed at children. We do not knowingly collect information from anyone under 18.
4.Your data
Everything you enter stays yours — the buildings, the leases, the ledgers, the statements, your letterhead. We hold it to provide the service and for nothing else, as the privacy policy describes. You can export your data at any time in CSV form from inside the service, and you can ask us to delete your account, which deletes everything attached to it.
Some of what you enter is about third parties — your tenants, their leases, the addresses you send statements to. You are the party responsible for that data under whatever law applies to you, and you confirm that you may enter it and have us process it on your instructions.
5.Plans and payment
The service is sold by subscription in three formulas — Essential, Pro and Pro + AI — priced per lettable unit, vacant units included, and billed monthly or annually; the annual is paid upfront for twelve months. The number of units billed follows your account, and changes are prorated. There is no free trial: a subscription is charged when you start it. Cancelling stops the renewals that follow; the period you have paid for runs to its end and is not returned. The AI features of Pro + AI are coming and are included the day they ship; until then that formula is sold without them. The prices, cancellation and the one exception are set out in the billing and cancellation terms.
Payment is taken by Stripe (trading as Link), our merchant of record, which issues the invoice, collects any applicable tax and appears on your card statement. Your contract for the service itself is with us.
There is no ceiling on buildings, leases or users. A feature reserved to a higher formula applies to adding new things with it. Nothing already entered is ever removed because a plan changes or lapses; a downgrade only stops the next addition to a feature the new formula does not hold.
6.Acceptable use
You agree not to:
- use the service for anything unlawful, or enter data you have no right to enter;
- attempt to access another account’s data, probe or overload the service, or interfere with its operation;
- resell, sublicense or provide the service to third parties as a service of your own;
- copy, reverse-engineer or extract the engine, its rules or its test cases.
We may suspend an account that breaches these terms. Where we can, we will tell you first and give you a chance to put it right.
7.Availability and support
We aim to keep the service available at all times and to back up your data regularly, and we do not guarantee either. We may change, add or withdraw features; where a change removes something you rely on, we will say so in advance. Support is by the Help page inside the service and by email; we answer in writing, in English, on business days.
8.Liability
To the fullest extent the law allows, the service is provided as is, and our total liability to you for any claim arising from it is limited to the fees you paid us in the twelve months before the claim. We are not liable for indirect or consequential loss, lost profit, or any loss arising from a statement you reviewed and sent, from rules you entered, or from data you provided. Nothing in these terms limits liability that cannot be limited by law.
9.Ending the agreement
You can cancel your subscription at any time from inside the service; the billing and refund terms say what happens to the current period. You can ask us to delete your account at any time. We may end the agreement if you breach it and do not put the breach right, or if we withdraw the service, in which case we will give you at least thirty days’ notice and the means to export your data.
10.Changes to these terms
We may revise these terms. Each revision carries a new effective date at the top of this page, and we record which version you agreed to. If a change is material we will tell you by email before it takes effect; continuing to use the service after that date is acceptance of the revised terms.
11.Governing law and contact
These terms are governed by the laws of the State of Wyoming, United States, and any dispute will be brought in its courts. Beegma Limited Liability Company is a limited liability company registered in Wyoming, USA at 30 N Gould St Ste R, Sheridan, WY 82801, USA. Write to [email protected].
